Seneca announces Lozell, Director of Seneca Condo, as Elected President of Chicago Chapter of IREM

FQ9A4300.jpg

Brian F. Lozell CPM, was named President of the Chicago Chapter of the Institute of Real Estate Management (IREM) for a one-year term. The Chicago chapter is the largest of the chapters in the world. IREM includes chapters in the Asian Pacific, South America, Europe, Canada as well as chapters throughout the US.

Mr. Lozell is currently the Director of Condominium Management at Seneca Real Estate Group in Chicago and has been successfully managing condominium associations in Chicago for nearly 20 years with a proven track record including luxury hi-rise buildings, exclusive vintage properties and townhome associations. Prior to Seneca, Brian was Vice President of DK Condo, a Draper and Kramer Company, where he oversaw a portfolio of 12 condo associations ranging in size from 27 to 440 units with operating budgets up to $3.6 million. His responsibilities include negotiating vendor service and capital improvement project contracts, functioning as liaison between Board of Directors and Developers, ensuring regulatory compliance with municipalities including the City of Chicago and Collective Bargaining Agreements with local labor unions.

At IREM, Lozell serves on the National Ethics Board and the Ethics Appeals Board. He has served as an Ethics Instructor regionally for IREM. Ethics in the real estate management industry continues to be a vital issue for Lozell. He considers IREM to be the gold standard for his industry. Ethics and Education are two of the most defining keystones for the organization.

Seneca Real Estate President Thomas Morabito considers Brian to be an extremely important member of the Seneca Team. He states, “Brian consistently preaches about ‘Duty to Client’, and how important it is to meet the goals and objectives of the property owners while maintaining high satisfaction within the associations. He has increased the awareness of what ‘ethical property management’ truly means, both here at Seneca and as President of the Chicago Chapter of IREM”. Morabito adds, “When we added this business to our portfolio, we knew Brian Lozell was the foundation we could build this division of our company on. He’s just that experienced and that solid”.

Why Seneca? Brian’s answer is pretty straight forward. “Seneca has the ability to be more nimble and responsive in an industry that is demanding that kind of ability more and more. Seneca is also committed to ethical practices in the real estate industry. That’s the most important thing to me.” As for his elevation to President of the Chicago Chapter of IREM, he says, “It’s a privilege to serve. This is an entirely volunteer effort and as an officer it’s takes a significant commitment of time. But, I believe in everything we’re doing locally, nationally and globally in the real estate management business.” An added benefit he shares is “having experience and background for so long, and my long term involvement as a member of IREM means we have access to outstanding resources; the top engineers, architects and all other professionals. I can leverage those great relationships for our clients at Seneca Condominium Management“.

Brian Lozell, CPM is a member of the Events Committee for the Apartment Building Owners and Managers Association (ABOMA) and a Licensed Association Manager in Illinois and a Licensed Community Association Manager in Florida.

“Seneca Real Estate Group is a service-first company that just happens to be in the Property Management business” – Seneca President Thomas Morabito.

Thomas Morabito says it, and then he says it again. And again. “We are a service-first company”. Every person at Seneca Real Estate Group repeats this mantra early into any discussion. From Brokers to Account personnel, and from Principals to Admin specialists, the service element of what the company provides is the very first priority. So, whether the client focus is on Property Management, Leasing, Property Asset Management, Condominium Management or Advisory Services, due diligence and value to the client are at the very top of the “to-do” list for the Seneca Team.

“It’s our practice to go beyond what a normal Real Estate Company, Brokerage Firm or Management Company would do” says Morabito, adding “We own property, we understand the important nuances of what an owner would expect and how that affects the management of a building, and how that in turn affects leasing. All of that has an impact on how we develop strategy together with our clients on how to best effectuate our goals and maximize the return on the asset as well as maximizing the overall value of the building”.

It all starts out by being a Service-First Company. That means instilling kindness, generosity, honesty and responsiveness in each of our people. We constantly remind ourselves that this is how we truly differentiate ourselves from every other real estate firm in the city and beyond.

For information on Property & Asset Management, Condominium Management, Commercial Leasing, Residential Leasing, Investment Sales or Real Estate Advisory Services, contact Thomas Morabito, President, Seneca Real Estate Group tmorabito@seneca-re.com or312.327.2700 x222  That will begin a Service-First experience.
