The New Elephant Resale Shop Signs Lease in Reebie Storage Building on Clark

The former White Elephant Resale Shop has signed a new lease for 3,200 sf for its new store called The New Elephant at 2325 N. Clark St. in Chicago’s Lincoln Park.  “Everyone remembers the original White Elephant at the corner of Halsted and Fullerton” said Mirlinda Vula, Broker, Seneca Real Estate Group, who represented the Tenant in this transaction. “Now they will have a new home in the iconic Reebie Storage building on Clark Street.”

 

The New Elephant (as the White Elephant) has been in business for over 90 years. Proceeds from the sale of donated clothes, home furnishings and odds-and-ends benefit a variety of charitable organizations throughout the city.  The New Elephant signed a 5 year lease.

Athletico to Open in Channahon, IL

Physical Therapy provider Athletico has opened in the Channahon Commons Shopping Center at 25520 Pheasant Drive.  The Tenant signed a Lease earlier this year for 3,000 sf and a 7-year term.  “Athletico is a great addition to the center,” said Joe Padorr, Principal of Seneca Real Estate Group, who handled the Leasing for the property’s owner.  “We were able to relocate them from their previous Channahon location” Padorr said, “This new location is larger and provides better visibility and access for their patients.”

 

Athletico was represented by Swearingen Real Estate in Dallas, TX and locally by Echo Commercial Realty.

JC Licht Leases Former 7-11 Space in Hubbard Woods Plaza, Glencoe

Paint and home décor store, JC Licht, has leased 2,400 sf in the shopping center in the Hubbard Woods section of Glencoe, IL.  Joe Padorr, Principal of Seneca Real Estate Group, represented the Landlord in this transaction while Steven Baer of Metro Commercial Real Estate represented the Tenant.  “This was a relo for JC Licht, who has been in the Winnetka area for some time,” said Padorr, “And the better visibility, on-site parking, and excellent co-tenancy is what helped convince the Tenant to come to our center.”  JC Licht signed a 10-year lease on the space.

JC Licht has over 30 stores in the Chicagoland area.

Chicago (August 18, 2015)Seneca Real Estate Group’s principal and director of marketing and leasing, Joe Padorr, represented a Taco Bell franchisee tenant in the 10-year lease of a 1,413-square-foot space at The Morgan at Loyola Station, 6460 N. Sheridan, at Sheridan Road and Arthur Avenue, in Chicago’s Rogers Park neighborhood. Allan Perales, McCaffery Interests, represented the property.

“The Loyola area sub-market was a strong focus for Taco Bell because restaurants do particularly well among the college-aged, late-night crowd,” said Padorr. “And of course this will give Loyola’s dynamic community even more dining options,” he added.

Seneca Continues Leasing Activity In Southport Corridor

Chicago (July 22, 2015)Seneca Real Estate‘s principal and director of marketing and leasing, Joe Padorr, represented Chicago-based landlord Harris Properties in the 10-year lease of it’s 2,300-square-foot property at 3357 N. Southport.

Construction of this single-story retail building, which features scissor trusses to allow for high ceilings and skylights, was completed in late 2014. The tenant, Chicago Health Medical Group was represented by Patrick Owens, Transwestern.

Padorr also represented landlord Harris Properties in the lease of 910 square feet to Fleet Feet at 3359 N. Southport in 2014. Joe Sauer, Sierra USS, represented the tenant. In 2013, Padorr represented landlord Derrig Properties in the leasing of 10,000 square feet to Gap at 3416 N. Southport, 4,000 square feet to Athleta, 3,000 square feet to Noodles and Co., and 8,000 square feet to Southport Fitness at 3415 N. Southport.

“Retail in Southport’s epicenter – between Roscoe and Addison – has seen robust growth over the last three years due to the sub-market’s strong income demographics of its upwardly mobile singles and young families that live in the Lakeview neighborhood,” noted Padorr.  “We were among the first to ink national tenant deals on the street following the recession and momentum has been a key component to the area’s continued retail growth.”

Chicago (July 30, 2015)Seneca Real Estate Group’s principal and director of marketing and leasing, Joe Padorr, represented landlord Lake Industrial Park LLC in the lease of 2,262-square-feet at 1948 W. Lake Street to Big Shoulders Coffee Roasters. Will Crowden and Allen Joffe, Baum Realty, represented the tenant.

Padorr also represented the landlord in the 2,250 square-foot expansion of the existing 5,500 square-foot La Fournette bakery and distribution center at the same property. The tenant was not represented.

“The ever-expanding west loop gentrification, highlighted by a variety of high profile deals, is now reaching Damen and beyond,” said Padorr. “The new development activity surrounding the United Center has been a catalyst in this westerly push and it’s just a matter of time until the near west side sees similar commercial and residential growth as the west loop experienced.”
