Seneca Condo awarded management contract for Kinetic Lofts at Rainbo Village on Historic Uptown site.

Seneca Condo, a division of Seneca Real Estate Group has been awarded the management contract for The Kinetic Lofts at Rainbo Village Condominium Association in Uptown. The Kinetic Lofts of Rainbo Village is a collection of 88 condominiums in two five-story, 44-unit buildings.  The buildings are situated on top of an underground parking garage.  This creative design provides an acre of open space between the buildings.  The contemporary soft loft Units feature open, floor plans with spacious 10-foot ceilings.

In the 1960’s, it became home to the Electric Theater and Kinetic Playground, hosting many future rock ‘n’ roll stars early in their career. Located at the intersection of Fabyan Parkway and Randall Road in Batavia, the shopping center contains nearly 100,000 sf of retail space. National and regional retailers include Walgreens, Trader Joe’s, Lumes Pancake House, Smashburger, Sports Clips, Edward Jones and Papa John’s.

There is added value to the experience we bring. We own real estate, so we understand the relationship. We are a service-first company.

We do more than just lease, manage, and sell industrial/business space. We provide the back office services across the board to ensure that every element of maximizing the asset value is realized. One thing every property owner has in mind is that the property must be successful. For example, retention is the key to any real estate investment. It is crucial that we maintain personal relations with all tenants. While we utilize technology to facilitate efficiency, the success of a tenant staying or leaving usually rests with how well we have communicated with them over the course of their term, and how well we have served them. We strive on a daily basis to find the balance in serving tenants, as well as serving our client.

While maximizing asset value is the primary objective, not all properties or clients are the same. They vary. Athletico has signed a long term lease on 4,000 sf at 192 Rollins Road in Round Lake Beach, a northwest suburb of Chicago.  “What made this deal unique is that Athletico is taking a former Car-X Auto Service facility,” said Joe Padorr, principal of Seneca Real Estate Group who represented the Landlord in the transaction.  “This repurposing requires a complete renovation of the space to deliver a fully functional, turnkey rehab center,” Padorr said.

The Rollins Road corridor in Round Lake Beach has seen significant retail development over the past year.  Meijer, their first store in Lake County, will be opening this summer.  And other area tenants include Kohls, Home Depot and many national branded retail stores and QSRs.

Athletico has facilities throughout Arizona, Illinois, Indiana, Iowa, Michigan, Missouri, Ohio, South Dakota and Wisconsin, and employs over 4000 clinical and administrative staff, and offers more than 40 specialty rehabilitation, outreach, and fitness services.  Their team of specialists includes physical therapists and occupational therapists, physical therapist assistants, certified athletic trainers, personal trainers, strength and conditioning specialists, and massage therapists.

Athletico, which will open early this fall, was represented in this transaction by Dallas-based Swearingen Realty Group.

Seneca announces Lozell, Director of Seneca Condo, as Elected President of Chicago Chapter of IREM

Brian F. Lozell CPM, was named President of the Chicago Chapter of the Institute of Real Estate Management (IREM) for a one-year term. The Chicago chapter is the largest of the chapters in the world. IREM includes chapters in the Asian Pacific, South America, Europe, Canada as well as chapters throughout the US.

Mr. Lozell is currently the Director of Condominium Management at Seneca Real Estate Group in Chicago and has been successfully managing condominium associations in Chicago for nearly 20 years with a proven track record including luxury hi-rise buildings, exclusive vintage properties and townhome associations. Prior to Seneca, Brian was Vice President of DK Condo, a Draper and Kramer Company, where he oversaw a portfolio of 12 condo associations ranging in size from 27 to 440 units with operating budgets up to $3.6 million. His responsibilities include negotiating vendor service and capital improvement project contracts, functioning as liaison between Board of Directors and Developers, ensuring regulatory compliance with municipalities including the City of Chicago and Collective Bargaining Agreements with local labor unions.

At IREM, Lozell serves on the National Ethics Board and the Ethics Appeals Board. He has served as an Ethics Instructor regionally for IREM. Ethics in the real estate management industry continues to be a vital issue for Lozell. He considers IREM to be the gold standard for his industry. Ethics and Education are two of the most defining keystones for the organization.

Seneca Real Estate President Thomas Morabito considers Brian to be an extremely important member of the Seneca Team. He states, “Brian consistently preaches about ‘Duty to Client’, and how important it is to meet the goals and objectives of the property owners while maintaining high satisfaction within the associations. He has increased the awareness of what ‘ethical property management’ truly means, both here at Seneca and as President of the Chicago Chapter of IREM”.
