UNION HEALTH SERVICE LEASES SPACE ON CHICAGO’S FAR NORTH SIDE

Union Health Service, Inc. (UHS) signed a 12-year lease for a full floor (5,000 sf) at 1325 W. Howard in Chicago. UHS provides high quality and cost-effective medical care and benefits to groups covering Chicago-area union members.

Located at Ashland and Polk Streets in Chicago’s medical district, UHS needed to expand into the north side to more effectively meet its patients’ needs. “Our client’s 15,000 sf office building on Howard Street near the corner of Western Avenue was a perfect fit for UHS,” said Joe Padorr, principal of Seneca Real Estate Group who represented the property owner in this lease.  “Not only is this space a perfect fit for UHS, the building offers great access and parking for patients of the medical service provider.”

Seneca Helps the Barre Code Lease Space in Vernon Hills Marketplace

The Barre Code, the most efficient and results-driven women’s fitness program combining strength training, cardio and restoration, has signed af 5-year lease on 2,300 sf in a redevelopment at the northwest corner of Milwaukee Avenue and Townline Road in Vernon Hills.  Seneca worked with The Barre Code franchisee to negotiate a lease on the space.     “We looked for a high profile space with great co-tenancy that could accommodate our client’s use,” said Joe Padorr, a principal with Seneca Real Estate Group who repped the tenant. “This property hit all of our key site requirements.”

The 55,000 sf former office building, on an outlot to Hawthorn Center, has been converted into a multi-tenant, mixed-use property featuring Northwestern Medicine, Uncle Julio’s Mexican Restaurant, T-Mobile and others.  Mid-America Group’s Greg Bayer represented the Landlord in the Lease.

Harken Health Signs Lease in Oak Lawn

A subsidiary of United Health Group, Harken Health Services, has signed a 7-year lease for 4,977 sf at 5102 Museum Dr. in downtown Oak Lawn.  The property, which is adjacent to the Oak Lawn Metra station and is along 95th Street, was formerly Citibank.  Citibank vacated at the end of 2015.

 

“Given the high profile location and great visibility from 95th Street and the Metra line, we were quickly able to secure a lease on the space,” said Joe Padorr, Principal of Seneca Real Estate Group who represented the Landlord in the transaction.  “Harken will be a great tenant and user for this space,” Padorr said.  Other tenants in the center include the Children’s Museum of Oak Lawn, Physiotherapy Associates and Dunkin Donuts.

The New Elephant Resale Shop Signs Lease in Reebie Storage Building on Clark

The former White Elephant Resale Shop has signed a new lease for 3,200 sf for its new store called The New Elephant at 2325 N. Clark St. in Chicago’s Lincoln Park.  “Everyone remembers the original White Elephant at the corner of Halsted and Fullerton” said Mirlinda Vula, Broker, Seneca Real Estate Group, who represented the Tenant in this transaction. “Now they will have a new home in the iconic Reebie Storage building on Clark Street.”

 

The New Elephant (as the White Elephant) has been in business for over 90 years. Proceeds from the sale of donated clothes, home furnishings and odds-and-ends benefit a variety of charitable organizations throughout the city.  The New Elephant signed a 5 year lease.

JC Licht Leases Former 7-11 Space in Hubbard Woods Plaza, Glencoe

Paint and home décor store, JC Licht, has leased 2,400 sf in the shopping center in the Hubbard Woods section of Glencoe, IL.  Joe Padorr, Principal of Seneca Real Estate Group, represented the Landlord in this transaction while Steven Baer of Metro Commercial Real Estate represented the Tenant.  “This was a relo for JC Licht, who has been in the Winnetka area for some time,” said Padorr, “And the better visibility, on-site parking, and excellent co-tenancy is what helped convince the Tenant to come to our center.”  JC Licht signed a 10-year lease on the space.

JC Licht has over 30 stores in the Chicagoland area.
